Harbor Point

2 level, 15,000 s.f. of office/retail. 37 parking spaces, 27 covered. The project site had some unique aspects in terms of the project design. The site is located directly adjacent to the Port tidelands on one side, aged multi family dwelling mixed with a few small commercial developments inland(to the west). Going further west, a block away, is the Rosecrans commercial corridor. The shape of the site terminates on an acute angle at the intersection of Scott and North Harbor Drive. The project needed to extend the improved waterfront development inland, with the hope that future development would link the waterfront to the Rosecrans corridor. The basic design concept was to create a retail/commercial building that combined an outward, inviting feeling; a themed, pedestrian access friendly project that promoted the waterfront and exterior access to all lease spaces. This was accomplished by high retail spaces fronting on the street, and a dramatic entry stair including an art wall to the 2nd level plaza. This was accomplished by breaking up the long street frontage on Scott St. into specific design elements. Beginning on the corner of Scott St. and North Harbor Dr., the initial round element was designed to create visual impact as it is our only frontage on the busy and more prestigious North Harbor Dr. The round element inspiration was Phillip Johnson’s Johnson wax building with its interior flared columns. These elements morphed into a modern canted light house theme with the columns becoming the shiny metal skin of a lighthouse. Moving up the block, the next element is full ht. stone walls which promotes a formal commercial development. This leads into lower scale stucco with facade relief which brackets the main lobby entry stone lighthouse element and formal entry stair . The end of the street frontage facade is finished off with the full ht. formal commercial stone element. The set back, covered parking structure attempts to respect the smaller scale multi family residential abutting the property. The second level lease spaces were designed to promote an open loft feeling with operable windows on many of the spaces and view corridors to the bay where possible. Four of the lease spaces include open mezzanine spaces and decks oriented towards the water front. The finish materials in the project were selected based on the following: The stucco base material was selected to respect the immediate neighborhoods small residential theme. The stone was selected to solidify the lighthouse natural materials, as well as accentuating the two full ht. commercial elements. The metal forms create impact on the corner. The different design elements in the project are tied together with the metal soffit panels and metal fascias to promote a commercial development, and hopefully unify the design.

Wonderful building!

Wonderful building! Beautifully designed by Lee Hope and constructed by Johnson & Jennings. The mural is a true piece of art, and is just one aspect of the property that shows the owners interest and investment in the building and the neighborhood.

In my opinion this deserves

In my opinion this deserves an Onion. It's not inviting it all, it looks like a fortress or a maze. Plus, the mix of materials is terrible. Overall, a big thumbs down.

Definitely an Orchid. This building has truly added a new dimension to and enhanced this neglected neighborhood with its avant-garde design, together with the creative melding of a commercial structure within a residential sphere. The color scheme is very warm; the bold signature of the imposing circular front makes a strong statement of elegance and stature; the detailed mosaic of San Diego's features along the wall of the stairway at the entrance is strikingly impressive; the structural style changes evoke a neighborhood friendly aura; and the airiness of the open spaces, as well as the ease of individual office accessibility, is very inviting. Truly a prestigious addition to Point Loma.

This building is beautiful and it's more than meets the eye. You have to check out the artful details! We toured it during the open house and it's spectacular both inside and outside.

OMG!!!! Onion Mega Grande

OMG!!!! Onion Mega Grande for this one. After experiencing the significantly more appropriate response across the street from this by an out-of-town architect (The Wharf at Pt. Loma, AC Harbor), I am saddened and embarrassed that a local design professional could conceive of such a tragically unhandsome building as this Harbor Point abomination.

If you are looking for an

If you are looking for an over priced, out of town architect that built 2 sheds and attached them with an unusable fish bowl retail space, then hire that guy. He cant hide his mechanical systems and used cheap fasade materials that will not hold up. Had to spend a fortune on re-design to accomodate Jimis. I do like the structural connection details by his consultant.

As a Commercial Real Estate

As a Commercial Real Estate Management/Field Property Manager, I must say that the architect did a fabulous job! Not only had he dealt with the Coastal Commissions: ( If any of you ever work with these guys? They can be a life threating situation in any unknown situation that could come to arise on the premises). Some just do not see the "Big Picture" of how to utilized the corner lot in the highest and best use! I will give this project and designs an absolute Orchid. If any of you would like to see my onions, I got quite a few of them under my belt...in fact I would be glad to show them to you, and you will be surprise!

The project is a wave of

The project is a wave of fresh air to the stale ghetto of PL. The Developer/Architect deserve a lot of credit for taking a blighted project/area and taking a risk to develop a superior project in a tough part of PL. As a local resident we need more developers willing to invest in Point Loma with new ideas and creativity. Congrats to both.

Great building that has

Great building that has definitely improved this area! Glad that we didn't get 'box architecture', but something interesting and colorful. I think it's very artistic! Kudos to the architect and builder!

I think this building only

I think this building only enhances this area of Pt. Loma. It brings some color and life to an otherwise boring and outdated area. Look what was there before, this is a huge improvement. Great job by the architect and builder!

While I agree with some of

While I agree with some of the sentiments about it being "a whole lotta building" with "a lot going on" with regard to the design elements, there's an eclectic charm in a sort of festive Seaport Village type of feel. The tile mosaic is historically and regionally appropriate as well as aesthetically pleasing. Some of the views make it appear a bit "chunky", if not downright top heavy, and it's max lot coverage makes it a bit overwhelming when standing on the sidewalk. However, even considering some of these imperfections, I think it brings a lot of visual interest to a previously drab, unimpressive corner of N. Harbor Drive. Thumbs up!

This project is a real

This project is a real assest to the neighborhood. It has started a well needed revitalization of the neighborhood between Rosecrans and Harbor Dr. It deserves an orchid award.

This is a great improvement

This is a great improvement for a very difficult lot to build on. I wish more developers where putting more money into their developments instead of the cheap stucco and asphalt shingles that riddle Point Loma. Nice addition to the entry from North Harbor Island.

This building is SUCH an improvement over what previously occupied the space. I love how the builder and architect worked together to make the space interesting. Thank heavens it is not just a boring square box!! I love the detail, the colors and the tile. Great to see innovation in what was an ugly, under utilized corner of Point Loma!

This building definitely

This building definitely adds interest,charm and grace to an otherwise blighted area. It deserves kudos for inventiveness and use of the space allotted. I drive by every day on my way to work on Shelter Island and am glad to see this building as I go by - it gives a small bit of pleasure to an otherwise dreary passage on Scott street. It deserves an Orchid for thoughtfulness and upgrade to the surrounding community architecture.

Please tell me you were frequenting one of my favorite and well-designed places, Jimmy's Famous American Tavern, and drinking too much! You must have had your beer goggles on when evaluating this barnacle in Point Loma's Harbor area. Someone went geometric crazy.

This is absolutely a beautiful addition to our waterfront in Point Loma. It's too bad that more of the newer buildings in Point Loma do not have Harbor Point's charm:-)
