Designed by Martinez + Cutri Architects, Ten Fifty B is a mixed-use, pedestrian-friendly high-rise located in downtown San Diego’s East Village. Soaring 23 stories, the distinctive tower is the tallest building on the West Coast devoted entirely toward meeting the rental housing needs of individuals, families and seniors earning 20%-60% of the San Diego County’s Area Median Income. In keeping with Affirmed Housing Group’s mission to be one of the premier green builders in San Diego County, Ten Fifty B is well on its way toward earning Leadership in Energy and Environmental Design (LEED) Gold certification, making it the tallest such building on the West Coast. At Ten Fifty B, residents live in an elegant, light-filled tower that was designed to harmonize with nearby expensive high-rise condominiums and engineered to reduce waste and consumption. Rents for the 229 studios, 1, 2, and 3 bedroom apartments, which provide many of the same amenities found in other privately-owned condominiums in the area, are modestly priced from $493 to $1,261. Residents enjoy great views, an abundance of natural day lighting, granite countertops, and Energy Star appliances, as well as stylish furnishings made largely of recycled materials. In addition, there is an on-site resident computer lab, 4,000+ square feet of common area, a community room, outdoor gathering areas and barbecue pits. The state-of-the-art laundry room has a call system to alert residents when their loads are done, thus eliminating needless elevator trips. Residents are within walking distance of such employment centers as Petco Park, hotels, restaurants and City College, as well as to bus and trolley lines. Energy-efficiency was given high priority, resulting in a building that is designed and constructed to use 21% less energy than allowed under California’s Title 24 requirements. Ten Fifty B’s sustainable features include: • Low VOC paint/carpet • 100% smoke free • 35% of all materials were locally sourced • 10% of all materials were made from recycled materials • Recycle chute on each floor • Many interior finishes are made from rapidly renewable resources • Diversion/recycling of 75% of construction waste from local landfills • Highly reflective roof to mitigate the City’s heat island effects • Low-flow toilets and fixtures • Photovoltaic and solar thermal panels • Regenerating elevators • Solar-efficient windows

Niether Orchid nor Onion

Inoffensive but utterly unremarkable . . . just an average cup of joe . . . sort of the Starbucks of downtown high-rises

Orchid from a resident

This is much more than a beautiful building for affordable apartment living. We are members of a community coming from different backgrounds with different stories; but there is a snob-free unity among us, since no one pays full market rate. We feel a continuity with the architects and engineers who gave us not only a recycling chute on every floor but a wall-mounted guide to help ensure long-term compliance with the sustainable ideals incorporated into the design and construction of the building. The sense of community has spread to nearby buildings as well. I'll always remember the couple on their Vantage Pointe balcony who gave a big thumbs-up when we looked out from our apartment for the first time. Some time later we recognized each other on B Street and have become friends; other friendships abound. Even my banker refers to me as a cheerleader for the new "Bruegger's Building." Waiting for TFB to be built and wondering who would be fortunate enough to get in was, at time, agonizing. Now in - that's it! This is the first permanent housing for me in almost 22 years. The moving boxes have been recycled and I'm here to stay. Orchids to: Affirmed Housing, CCDC, Martinez and Cutri, Turner Construction and M-E Engineers, Inc.

I know a guy who lives in this building and it is really nice inside. I was pleasantly surprised. The whole place is really well done. It is refreshing to see design like this.

Redefining "affordable"

What an amazing project. Gives back not only to our hardworking lower-income residents, but also does its part to preserve our environment. A true San Diego landmark, something for us all to be proud of.

I always pass by this building on my way downtown, and I never knew that it was affordable! Extremely well done and elegant! And sustainable too?? Kudos to the design team and developer!

Nice!!

I think its really pretty for affordable. The terraces are really nice. Looks like there are a lot of windows for the people who live there and that is always a huge plus for bringing in daylight so you don't have to turn on lights in the middle of the day and they have solar panels which will save a lot on electricity. Sounds like they did a lot of energy saving things during construction and incorporated energy savings and environmental friendliness into the building. The laundry system sounds cool so you don't have to go back and forth the laundry room and I have never heard of self generating elevators that's pretty ingenious!!

Defintley an Orchid

Wow!!! That's affordable? It looks better than the vantage point building right next door. There is quite a bit of architectural design that I wouldn't expect to see in an affordable building. What a great addition to the City of San Diego where affordable housing is in such dire need. Great Job!! Well Done!

A valuable orchid

This project is a beautiful addition to downtown San Diego both socially and physically. Affordable housing that is sustainable is a valuable asset to the community and the fact that it is beautifully designed with useful amenities is a credit to both the developer and the architects. The attention to detail and quality inside the building show consideration for the tenants, and the lobby entrance and street level retail spaces engage the sidewalk and pedestrians in true urban fashion. This project deserves a whole bouquet of orchids!

This is a beautiful building that I would love to live in! I would not want to leave!!! It's design is amazing and definitly worth calling a beautiful orchid! Well done!

Beautiful Sustainable and Life Changing

As a member of the development team I have spoken to several of the tenants since before construction began and have really gotten to know them personally. These are your everyday Mom, Grandmother, Aunt, Uncle, Brother, Sister, with or without kids. The people I spoke to on a regular basis were otherwise living in bad circumstances and couldn't wait to have a clean beautiful place to call their own that they could afford and still have money to buy the necessities that we all need. Being able to afford a place of their own gave them hope for a brighter tomorrow and a better sense of self worth. Not only does it make me feel good that the building turned out beautiful but it warms my heart to know that we made a difference in many people’s lives and that is the best reward.

A wonderful example of what affordable housing should be

Ten Fifty B is a wonderful example of what affordable housing should be like in the City of San Diego. The sustainable design and materials that have been incorporated into the property should be a model for all affordable developments in California. It is clear that Affirmed Housing Group and Turner Construction take great pride in their work.

Ten Fifty B is an excellent example of the social responsibility so many are talking about! Many can and will look to this project as an example of how to build any kind of building, for any use, with the health of the planet and those who inhabit it in mind.

I think this project is an excellent contribution to affordable housing in San Diego. Most of what is out there in this segment of the renter's market (with the exception of a handful of great projects) promote zero pride of ownership due to their lack of character, therefore many of these generic affordable properties deteriorate quickly. This looks like it would be a nice place to live and being downtown is a huge plus. A building of this size should have as many sustainable features as Ten Fifty B does. Nice work.

not an orchid

this is another downtown building that looks cobbled together with some nice touches but no real design. San Diego is cursed by having most of its construction to have occurred in some of the ugliest stages in American building. This is not a building that will wear well and like most of downtown residences, with the speculators gone, will gradually deteroriate in to some kind of abandoned public housing look.

Defintley an Orchid

The Vantage Point next door is a million dollar condo and was done only months before Ten Fifty B and look at it now. The balconies are cluttered with peoples belongings and there isn't any architectural flair about it. I don't think Ten Fifty B will have any problems keeping up with the million dollar condos downtown. The management makes sure the balconies are clean and they keep a close watch on the activities in the building so it will be kept-up very well. For an affordable housing project Ten Fifty B is an outstanding example for downtown.

I love the open architecture. Built for modern day family living with many energy saving features. Clean lines very welcoming. Big common area with lots of light.

like the lobby design - modern clean lines with strong linear pattern both on ceiling and floor(also carried throughout the entrance pavement) to indicate the direction, the wood dropped ceiling and benches, the color selections. also like the second rendering. i would love to have such a nice outdoor space!

It is carried out very well. like a former comment, it does look like a high-end condo project to me. The next door high rise looks really plain and cheap compare to 10th & B.

Orchid for interior only

I'm not loving the exterior, but the interior definitely deserves an Orchid. The interior is fabulous! I especially like the wood seating/benches in the lobby/hallway. Very cool.

Beautiful, Enviornmentally Friendly and Affordable

Ten Fifty B St. is remarkable building with a great design. It was build with sustainability and functionality as a primary focus. You would never know to look at the building, both from the interior and exterior it is AFFORDABLE HOUSING! What an amazing building and an amazing benifit to the people of San Diego.

1050 B - Colorful and Modern

This is great looking project for this area of San Diego. The different exterior colors and finishes really stand out. The awnings at street level and the trellis above give this building a really unique look. LEED Gold is an amazing achievement!

This is an amazing project that is both green and 100% affordable. The elegant design, quality of construction, and stellar location make this one of the best places to live downtown.
